Client’s existing fixed rate loan was converting to a significantly higher floating rate. Additionally, client desired to lock in the longest term possible given the prevalence of historically low rates.

Identified a bank willing to provide ten-year fixed rate financing. Due to the banks prior relationship with the Borrower they were able to move quickly and close on time prior to a reset.
